1) Finding Service
Get the right tenant for your property and a good return on your investment with our tenants Finding Service. Here's how it works.
Free of Charge, No Obligations Valuation
We visit your property with you and provide a realistic, achievable valuation based on our experience of the South West London market. This is a free, no-obligations service. If you're happy with our valuation, we move to the next stage.
Immediately, we'll contact our database of applicants and arrange viewings. Simultaneously, we roll out a structured and effective marketing campaign. Your property will be advertised on our website, on leading portals such as Zoopla, Primelocation.com and OnTheMarket.com, and on signboards outside your property so it receives the exposure it deserves.
Thorough Tenant Screening
All offers will be presented to you immediately. We also take a holding deposit from applicants, to confirm their commitment. Our screening process is handled by a trusted external referencing company which undertakes credit checks, secures a Landlord and work reference, and we take copies of payslips and passports.
Our contracts are drawn up by a specialised property solicitor. We arrange for tenants to visit our office to sign these contracts, and also to set up a standing order for rent payment.
Preparation and Follow Up
If work is required before tenants move in, we get quotes from trusted, competitively priced contractors. With your approval, we then instruct them to undertake any work. We also arrange for safety inspections and an independent inventory to be carried out. Finally, we contact tenants after they move in, to ensure there are no problems. Following this service, we are always on hand for advice. If you request it, we are happy to hold an extra set of keys at no extra charge.
2) Rent Collection Service
This service includes all of the above, plus rent collection throughout the tenancy. We'll chase any late rent payments on your behalf and will also arrange for rent protection insurance, if desired.
3) Managed Service
Our Managed Service includes our Finding Service and Rent Collection Service, plus complete management of the day-to-day running of your property. This includes:
• Six-month property checks, with a report on our findings
• Tenant liaison. We'll be tenants' point of contact for queries or maintenance issues
• Maintenance work. We'll arrange quotes where requested and, with your approval, arrange works. We also provide photos on completion
• End of tenancy services. We assess the property when tenants vacate and arrange for deposits to be returned, if appropriate.
